What happened
Lennar (LEN) stock rose 5.7% on Thursday to $77.69 after long-term Treasury yields posted their biggest one-day drop since February, raising hopes for lower mortgage rates. Yields are the interest rates the U.S. government pays to borrow, and home-loan rates tend to follow them. D.R. Horton rose about 4.4% and PulteGroup about 3.3%, while Toll Brothers and KB Home also gained. Investors moved money into government bonds after a tech selloff tied to worries about AI debt, even though wholesale prices rose sharply.
Why it matters
Lennar and other homebuilders depend on buyers who need a mortgage, so falling yields matter to their sales. The average 30-year mortgage rate is still 7.4%, near its highest since late 2023, and mortgage rates do not move in lockstep with yields. One day of lower yields does not make home loans cheaper by itself. Lennar is still down sharply for the year.
